Why This Stage Matters

The slab is your home's foundation. If it's not level, not correctly reinforced, or has damaged moisture barriers, the problems show up later as cracked tiles, sticking doors, and uneven floors. By then the fix is major.

Reinforcement that's been pushed out of position during the pour, moisture barriers that have been punctured or lapped incorrectly, and plumbing rough-ins that don't line up with where the plans say they should be.

Why This Stage Matters

The frame is the skeleton of your home. If it's not straight, not braced properly, or has incorrect connections, you'll see plaster cracks, sagging rooflines, and doors that don't hang right. Once the plaster goes on, these problems are hidden and expensive to fix.

Missing or incorrect bracing, tie-downs that haven't been installed to specification, truss spacings that are out from what the engineer designed, and openings that don't match the approved window and door schedule.

Why This Stage Matters

This stage is about keeping the weather out. If roofing isn't flashed properly, windows aren't sealed, or brickwork has gaps, water gets in. Water damage is one of the most common and most expensive issues in new builds on the Gold Coast.

Flashing that hasn't been lapped correctly, weep holes that are blocked or missing in brickwork, windows that haven't been sealed to the frame properly, and gutters that fall the wrong way.

Why This Stage Matters

Waterproofing failures are among the most expensive defects to fix in a new home. If waterproofing in your bathroom or laundry isn't done correctly and tiles go over the top, the only way to fix it is to rip everything out and start again. This stage is your last chance to catch it.

Waterproofing that doesn't extend to the correct height, plasterwork joins that haven't been finished properly, cabinetry that's not level or plumb, and plumbing that's not been pressure tested before the walls close up.

Why This Stage Matters

This is your last opportunity to have defects fixed at the builder's cost. Once you sign off and settle, getting problems rectified becomes a longer and harder process. Everything that's wrong needs to be on paper before you accept the keys.

What Builders Commonly Miss

Paint touch-ups that haven't been done, tile grout that's inconsistent or cracked, doors that don't close properly, drainage that falls toward the house instead of away from it, and defects from earlier stages that were flagged but never actually fixed.

When Should You Book Each Construction Stage Inspection?

The best time to book is as soon as your builder notifies you that a stage is complete, before the next stage of work begins. Most builders give you a few days' notice before they move on. We can usually attend within 48 hours of that notification.

I'm Anthony, the founder, director, and lead inspector. As a family-owned Gold Coast business, I know what's at stake when you're making one of the biggest financial decisions of your life, whether that's buying an existing property or building a new home from the ground up.

With thousands of building inspections completed across South East Queensland and over a decade of experience in construction and certification (QBCC Licence 15504749, ABN 36 684 396 138), I bring a depth of knowledge to every job.

Before starting Top Tier Building Inspections, I spent eight years in the Australian Army, where I lived by the values of respect, integrity, and excellence. Those values shape how I run this business today.

After the Army, I built a career in building certification, gaining hands-on experience in compliance and construction standards. I then worked for one of Australia's largest building inspection companies, rising to a management role overseeing all QLD inspectors. Pricing for each new home construction inspection is based on the build type and the stage being inspected. Each stage is quoted separately so you only pay for what's needed. Call 0437 821 814 or use the quote form on our website for a firm price. Most clients find the cost is a small fraction of what a missed defect would cost to rectify after handover

A major defect is one that requires rectification to prevent unsafe conditions, loss of use, or further deterioration of the property.

A minor defect is anything that falls outside that definition. Every inspection is conducted to Australian Standards and the QBCC Standards and Tolerances Guidelines, and all defects found are classified in your report so you know exactly what to prioritise and what to raise with your builder

Defects buried under concrete, plaster, or tiles become significantly harder to fix once they're covered. An out-of-level slab causes doors to bind and tiles to crack. Inadequate waterproofing can sit concealed for years before water damage becomes visible. A frame that isn't correctly braced affects everything built above it. Each of these is straightforward to address at the right stage and expensive to undo after the fact.

Most standard Queensland building contracts allow the owner to commission independent inspections at each stage, and your right to do so is generally protected under the Queensland Building and Construction Commission Act 1991 (QBCC Act).

Yes. A waterproofing defect caught before tiles are laid might cost a few hundred dollars to fix. The same defect found after you've moved in, with water damage spreading through the subfloor and framing, can run to $15,000 or more.
