What Is a Handover Inspection?

A building handover inspection is the last independent check of your new Gold Coast home before you accept the keys and pay your builder the final amount. Any defects we find now go on a list for the builder to fix. Once you've signed and settled, fixing them becomes your responsibility.

Practical Completion vs Handover

These two terms get mixed up a lot. Practical completion is when your builder says the home is finished. Handover is when you actually get the keys. The gap between them is usually one to two weeks. That gap is when your building handover inspection needs to happen, because it's your best chance to have problems fixed at the builder's cost.

It's Not Too Late

Many buyers only hear about stage inspections after the slab and frame are already built. If that's you, don't worry. Pre-handover inspections still matter. Once you've settled, getting defects fixed turns into a longer, harder process. Before settlement, your builder is still obligated to respond.

When to Book

Your builder will let you know when the home reaches practical completion, usually one to two weeks before handover day. Book your pre handover inspection for about a week before handover. That gives you a clear defects list to bring to the builder's final walkthrough, and gives the builder time to fix things before you sign.

Time to Look Properly

A handover inspection runs for two to three hours and covers the home methodically, room by room, inside and out. There's no schedule to keep up with and no other meeting after it. That extra time is what gives small defects a chance to be noticed.

Equipment That Picks Up the Invisible

Moisture meters, thermal imaging, and laser levels show up things the eye can't see on its own. Damp behind a wall. Insulation that's been missed. A floor that isn't sitting level. Most of what these tools find isn't visible during a walkthrough, no matter who's running it.

The QBCC Standards and Tolerances Guide is the document that decides what counts as a defect and what falls within acceptable range. It's detailed, technical, and not something most buyers would have a reason to know. An independent inspector works to it every day and checks the home against it on your behalf.

Once you have a written defects report in your hand, you've got something to work from. You can hand it to your builder, refer back to it during rectification, and use it as a record if anything needs to be raised later. Walking into handover day with a report is a different experience to walking in without one.

Your builder should hand you a Certificate of Classification, QBCC Home Warranty Insurance certificate, termite management documentation, plumbing and electrical compliance certificates, a pool safety certificate (Form 23) if applicable, smoke alarm compliance confirmation, appliance warranties and manuals, and a maintenance schedule. Ask for anything missing in writing before you sign off. Once you've settled, getting documents out of a builder becomes a much longer process.
