About Us

Welcome to Top Tier Building Inspections, where experience, integrity, and a commitment to excellence guides everything we do.

I'm Anthony, the founder, director, and lead inspector of Top Tier Building Inspections. As a family-owned business, we understand the importance of protecting your biggest investment, YOUR home.

With thousands of building & pest inspections under my belt, along with over a decade of experience in construction and certification, I bring a wealth of knowledge to every job.

In my previous working life, my journey began with eight years of service in the Australian Army, where I upheld the core values of respect, integrity, and excellence—values that continue to shape and form my business today.

After leaving the Army, I pursued a career in building certification, gaining in-depth expertise in compliance and construction standards. I then worked for one of Australia's largest building inspection companies, quickly rising to a management role overseeing all QLD inspectors. But my passion for helping everyday Australians make informed property decisions led me to start Top Tier Building Inspections.

Frequently asked questions

A building inspection is a comprehensive visual assessment of a property’s condition, typically carried out before a sale, purchase, or renovation. It covers the structural integrity of the building, identifies any safety hazards, and checks for signs of damage, defects, or pest activity. Key areas inspected include the roof, walls, floors, windows, doors, wet areas (like bathrooms and kitchens), sub-floor, and external structures. The goal is to uncover existing issues and potential future problems, helping buyers or owners make informed decisions.

Yes, building and pest inspections are highly recommended, especially when buying or selling property. They provide peace of mind by identifying hidden issues that could lead to costly repairs down the track. An inspection will also  assist you in building a position of strength in negotiations

Our prices are based on the size of the property including the number of bedrooms and bathrooms. Your inspection will include the onsite inspection, a detailed report as well as a comprehensive follow up consultation phone call. Quotes are available via our website or by phone.

Please send us an email or call us on 0437 821 814 with the details of the property so we can provide you with a quote.

Yes, definitely!! We at Top Tier Building inspections prefer it.

You are welcome to join the inspector at the property and discuss any findings with him on site.

If you are unable to attend, the inspector can still provide you with a phone consultation to discuss an overview of the findings over the phone prior to emailing the digital report through.

Yes. All inspectors are legally required to provide an inspection agreement prior to an inspection.

When we receive a booking request, we will email you our standard terms and conditions for you to read and accept. If you have any questions, please ask for clarification before the inspection proceeds

• If you are purchasing the property, you should engage an independent building and pest inspector as soon as the contract has been approved and signed.

• If the property is an auction, you may arrange an inspection before you attend

• If you are looking to sell your property and want to provide a building and pest inspection report for prospective buyers. This can also allow you to identify and fix any existing areas of concern before listing your property

On average, Building and Pest Inspections take approximately 1-1.5 hours to complete, this can vary depending on the size and condition of the property.

Once the inspection has been conducted your inspector will then complete and send the inspection report as soon as practicable. At Top Tier Building Inspections, we guarantee you will receive your report in the same day

- “Were there signs of active termites?”

- “Were there signs of past termite activity?”

- “Is this property protected from termites?”

- “Are there any structural concerns?”

- “Are there any safety issues?”

- “What are the defects I should be concerned about?”

- “Are there any maintenance items I need to take action on?”

- “Has the property been well maintained?”

- “How does it compare to other properties of a similar age and construction type?”

Yes, our reports contain digital photos of the defects found. This is a great way to identify the area and defect that is listed. It is also helpful in the future when monitoring if a defect has changed over time

Purchasing a property is one of the biggest investments you will make.  it is important to ensure your purchase of a property is a safe and secure investment. By getting a building and pest inspection we can help to educate you on the current condition of the property.

Our goal is to ensure that in the future you are not going to be hit with unforeseen expenses on defects that a building and pest inspection would have identified.

We want to outline the overall condition of the property from structural and safety concerns, major defects all the way to termite infestations to maintenance matters. This helps you to be informed regarding your purchase, and ensure it is the right choice for you into the future.

Building and Pest Inspectors inspect the visible and accessible areas of a property to determine the structural integrity and current condition of the property.

We identify any major or minor defects as per Australian Standards. An inspection covers the external and internal walls, ceilings, sub-floor and roof spaces, roof exteriors, floors, grounds and yard spaces surrounding the property.

We pay particular attention to wet areas such as kitchens, laundries and bathrooms. Using non-invasive techniques and equipment, the inspectors identify termite damage and conducive conditions, high moisture, concealed defects, damage and any serious safety concerns.

Building and pest inspections are thorough and reports should be detailed, as well as inclusive of photos alongside explanations of findings

Major Defect:  A defect of significant magnitude where rectification has to be carried out in order to avoid unsafe conditions, loss of utility or further deterioration of the property (As per Australian Standards AS 4349.0-2007)

Minor Defect:  A defect other than a major defect (As per Australian Standards AS 4349.0-2007)

All inspections are conducted as per the Australian Standards, and QBCC Standards and Tolerances Guidelines.

Yes, we always recommend independent inspections on the critical building stages. This allows for an extra set of eyes to go over the property and ensure compliance and workmanship.

We conduct handover inspections on new build constructions to ensure you are receiving a quality build at handover before making the final payment. We also conduct Stage Inspections at the 5 critical stages of your build. These include the following:

Stage 1: Pre-Slab Concrete Pour Inspection

Stage 2: Frame Inspection

Stage 3: Lock Up/Pre-Plaster Inspection

Stage 4: Fixing Stage/Waterproofing/Pre-Paint Inspection

Stage 5: Handover/Practical Completion Inspection

We can identify any areas of the build that may have been overlooked, not completed to Australian Standards or not finished to a high quality. Anthony is incredibly thorough and detail oriented, he also has experience as a qualified certifier.

During the inspection he will identify,  photograph and report on all the defective or unfinished work within the property. This allows you to correspond with your builder to ensure the property is finished to a high standard.
