Yes, we always recommend independent inspections on the critical building stages. This allows for an extra set of eyes to go over the property and ensure compliance and workmanship.
We conduct handover inspections on new build constructions to ensure you are receiving a quality build at handover before making the final payment. We also conduct Stage Inspections at the 5 critical stages of your build. These include the following:
Stage 1: Pre-Slab Concrete Pour Inspection
Stage 2: Frame Inspection
Stage 3: Lock Up/Pre-Plaster Inspection
Stage 4: Fixing Stage/Waterproofing/Pre-Paint Inspection
Stage 5: Handover/Practical Completion Inspection
We can identify any areas of the build that may have been overlooked, not completed to Australian Standards or not finished to a high quality. Anthony is incredibly thorough and detail oriented, he also has experience as a qualified certifier.
During the inspection he will identify, photograph and report on all the defective or unfinished work within the property. This allows you to correspond with your builder to ensure the property is finished to a high standard.
Major Defect: A defect of significant magnitude where rectification has to be carried out in order to avoid unsafe conditions, loss of utility or further deterioration of the property (As per Australian Standards AS 4349.0-2007)
Minor Defect: A defect other than a major defect (As per Australian Standards AS 4349.0-2007)
All inspections are conducted as per the Australian Standards, and QBCC Standards and Tolerances Guidelines.
If you skip a new home construction stage inspection, you might never know about hidden problems. Some issues are easy to fix early but very hard later.
For example, if the slab is not level, it can affect doors, tiles, and walls. If the frame is not straight, plaster cracks may show up after you move in. Poor waterproofing can lead to leaks and mould down the track.
Fixing these problems after handover can cost time and money. It can also bring stress when you just want to enjoy your new place.
A stage inspection helps catch issues before they are covered up. It gives you a chance to raise concerns while changes can still be made. That small step now can save you from bigger headaches later.
It can feel awkward bringing it up. You may worry about tension. The best way is to be open and calm from the start.
Let your builder know early that you plan to arrange a New Home Construction Stage inspection at certain points. You can say it is for your peace of mind. Keep it simple and respectful.
Most contracts allow you to have your own inspections. Check your paperwork so you understand your rights. Knowing this can give you confidence in the conversation.
Absolutely. Stage inspections typically cost a fraction of 1% of your total build cost but can save you tens of thousands of dollars by catching defects early when they're simple and inexpensive to fix.
Foe example: Fixing a waterproofing defect before tiles are laid might cost $200-500. Discovering the same issue after you've moved in and water has damaged the subfloor, framing, and adjacent rooms? That can easily cost $15,000-25,000 to rectify—plus the disruption to your home and family.
When builders know independent inspectors will review their work at each stage, the quality of workmanship typically improves. Many of our clients report that simply having scheduled inspections encourages their builder and subcontractors to maintain higher standards throughout the build.
