This is a visual inspection of accessible areas, carried out in line with AS 4349.1. Areas that are concealed, inaccessible, or obstructed at the time of the inspection fall outside the scope of the report. The inspection does not include testing of electrical systems beyond visible hazards, plumbing pressure testing, or specialist assessments requiring invasive investigation. The report reflects the condition of the property on the day of the inspection.

A building-only inspection focuses purely on the structural and physical condition of the property. Here are the most common situations where a building-only inspection makes sense.

Recent Treatment Certification Already in Place

If the property has been inspected or treated within the last 12 months and has current certification, a building-only inspection lets you focus your budget on structural concerns instead of paying for duplicate coverage.

Newer Construction With Builder's Warranty

For properties less than five years old, your primary concern is usually construction quality and defects rather than long-term damage. A building-only inspection is a practical choice when the home was built to current standards and is still under warranty.

Body Corporate or Strata Properties

In units, townhouses, or high-rise apartments, ongoing property management is often handled at the body corporate level. A building-only inspection lets you assess the individual lot without doubling up on coverage that's already in place.

Common Structural Defects in Gold Coast Properties

The Gold Coast's subtropical climate, coastal exposure, and varied soil conditions create a unique set of challenges for residential properties. These are the most common defects found in Gold Coast properties.
